I am a notary read my profile. I am just trying to help my background is in the mortgage field so I read up on what can make me the best in our business. I know it is hard for you to believe people help others out after reading how some of you act on this site. But this is simply a offer of help not trying to sell anything.

I am on this site for business reasons, I don't advertise my other business activities here.That's the point Charlie you don't seem to get.Here's the problem, you are trying to sell loans here, that's not allowed and since you work on a commission basis, anything out of your mouth in that regard is usually a lie.

Look at my previous posts, you won't see one from me crying about the lack of work.

For what? Based on your initial post, inbox you to get more info on how they can get a mortgage to buy a house despite a poor credit score and recent credit history issues....tells me you're pushing your mortgage biz, not being a signing agent...and pushing for commissions.

Charlie: Are you a mortgage broker now?

Your profile states you were previously an underwriter for W/F and BofA. My understanding is if you're a loan officer (salesman), you are supervised by a broker for compliance.

Guess my question is: In what capacity are you claiming to be able to help people? Just curious .....

Great question a underwriter is not a loan officer. I was the person that said your loan was approved. I sat in a nice a/c room pressing buttons. I didn't sell nothing I worked on files that were giving to me. The help is that FHA is coming with a new program that will put us back to work. I only didn't put all the information about the program on here because I didn't want to crowd the post and I didn't think it matter but if anyone had question I could inform them of what I read.

Charlie - posting links is preferable to guessing what you are speaking of. Also, if you had just posted the link, perhaps people would be shaking their fingers at you now. We post links here all the time for discussion.

Thanks for this news. I think the problem is that your form of communication comes across from an Underwriter's viewpoint.
I've also heard recently from a RE Agent, that people are qualifying for FHA loans with no down payment whatsoever. Some will say "here we go again", and that's what caused this mess in the first place. I know steps are being taken to help the home/mortgage industry recover, but I see big problems ahead on loosening the qualification criteria.
I'm sure it's the result of the complaints that lending had got so tight that almost no one qualified.

Yeah.... if it were that valuable, then I'd just post the information directly. Otherwise it sounds like you're trying get referrals or selling something.

BTW, for those asking about purchasing with recent credit issues or low credit. There are some people where this is actually helpful. I know that where I live, rental prices for a 3-4 bd house are $700-$1200 a month. Yet, houses are selling (no joke) for around $40 - $60K (some even less on short sales) -- which, even with a high interest rate, would make a mortgage payment far less than rent. That would free up income for some of these people that might be needed elsewhere to improve their situation and get out of debt. A house in my neighborhood just sold for $39,500 -- and it's less than 10 years old and is good condition. It was a short sale. The problem? It's almost impossible to secure financing for home at that price level because it's not enough. For example, USAA (a common lender out where I live) will only finance a minimum of $50,000 and the home must appraise for at least $75,000. Well, that's incredibly difficult...even the homes out here are actually quite nice. The market values are just too low. Well, what's happening is that investors are coming in and paying cash for these great houses and turning them in to rentals, making a fortune.

It's not an answer for everyone, and would only work where the Real Estate market is right, but I know it's possible...and would actually be beneficial for those with average to lower incomes because their housing payments would plummet. I mean, think of a family that has a $1200 rent payment, now being able to have a $500-$600 mortgage payment instead. I've seen it happen a lot out where I'm at... most of them, though, are going through private investors because the property values are too low for banks to want to deal with it.

Thanks, Marian. That's what I understand about the shift,

as well. Everyone needs housing, after all, and rent is often higher than owning--much
higher in the long run. I know I've had to hold onto my condo for similar reasons. The RE bubble hit, prices jacked up $100K, and I got shut out. I often commented that "affordable housing had completely disappeared". Developers here had absolutely no interest in anything except high-end, high profit building. Some of them got burned bad, too, and I didn't feel bad about that at all.

As someone else alluded to, I think what caused the reaction you got for a lot of people was that, instead of just posting all the info (or the link, as others said), your post appeared to be just be a teaser trying to get people to contact you. That's a big red flag. It's either of enough interest to post the whole thing or it's not worth posting at all. Bad form for people to have to contact you off the board for more details... It comes across as self-serving.
