What should I do?

Long story short..I have a purchase originally scheduled this morning for 10am. Yesterday it was pushed back to 9. This morning I found out(from the attorney appointed to the purchase) it's back at 10. Lender has to approve the HUD. Probably wont happen for another 2-3 hours. I have denied 3 refi's in the past two days because I thought I'd be at this appointment. Should I tell the signing agency forget it and find someone else?? Honest answers please.

This can be a frustrating business, for sure. You have to

decide what is in your best interests - if you have other appts, then you have to let them know that this can be rescheduled for this afternoon (or whenever) and perhaps that will give them times to become more organized. If you are still waiting, then just wait until it becomes inconvenient for YOU.

You = your business. That is what counts....or gives you something to count.

Exactly as jba/fl said.

I would also contact borrowers to let them know what's going on. While you're at it, ask their availability for the afternoon/evening. If their schedule works for you, contact hiring party and tell them you can accommodate this signing at (time) when docs should be ready. Then, you can take other signings in between. Don't let someone else's inefficiency be your problem.

This is pretty standard in the industry. I think this has happened to everyone sooner or later. Mostly because docs are late, or there is a last minute prior to docs condition, or the HUD becomes problematic, because if the numbers change, the lender must re-disclose,

One of the pimples of this line of work. It doesn't happen all the time, but when it does, it's too often. I can't tell you how many month ends I've had, on the very last day of the month a client must sign to close by month end, there have been no docs from lender to escrow, therefore no HUD, therefore the appointment bombs.

Not a perfect world, that's for sure. That's why it's preferable to not have a man in the middle, that is, work directly for escrow/title, reducing the number of communicators in the mix

Great client? Deal with it. New client? Give it back.

I only move my calendar around for good, long standing clients that I have worked with for several years. Otherwise, I stop turning down other work. Let this company know what your availability is and stick to it. What are they going to do you?

That seems to always happen, especially EOM. What I would do after the 2-3 times is forget about the time, call the borrowers your SS and tell them that when their docs arrive, you will schedule a time good for you and for them. Sometimes you cannot guarantee a set time as they keep changing it. Just leave it as open for now and let everyone know and keep taking other closings.
