I was contracted to do an application signing for reverse mortgage and there was a document requiring inspection of the premises inside and outside with a check-list to list whether various items were in good repair. I declined to do this based on lack of qualifications and also possible liability issues. Was wondering if this is a common request. Should mention the attorney's office in an Ohio county said this is not an appropriate use of a notary...

I agree with your decision and the attorney's comment. As a former Realtor, broker, and appraiser, I'd still not want any possibility of issues concerning such a simple inspection. Also, I've stopped doing the RM applications, for it seems that no company asking would pay me for the time involved, even without an inspection. I accepted one last Saturday, and I'm pretty certain that the scheduler said it was a refinance. Had nothing better to do, anyway, and it ended up taking 1.5 hours (twice the normal time spent on refinances). Had I understood from the scheduler that it was an RM, I'd have asked for a higher fee, due to anticipating a longer signing session, and they'd probably have called someone else. Signers were nice folks and it worked out OK, just took longer. I informed the company that from now on, I'll be very careful to accept assignments from them, and will call to renegotiate or decline, if I'm surprised by another RM.

In any RM I have done that doc is to be filled in by borrower. It is just to give the RM company an idea of the condition of the property. Assuming it is the same doc.

I wouldn't do an "inspection". RM's require an appraisal,

anyway. I was contacted a couple of times to do a "residence confirmation". RM's require some sort of verification every year that they are still living there as their primary residence.

and I would only do it with significant additional pay and disclaimers as to my lack of expertise.

Beyond the scope of my expertise. I cannot determine of something is in good repair or not and do not want to be held to it. I would not complete this form either.

In defense of RM's - they all don't have this form

this is out of the ordinary. I've done RM apps and only had ONE that had anything resembling this and I questioned it. Haven't seen this form or anything like it in a long time.
