It started slowing down a month ago and has come to a dead stand still.

Re: Dead slow in VA
I had one last week and none so far this week. I had to go out and get me a pt job that offers me flexible hours so I don't have to turn down signings and still make money.

Very slow in Northern Virginia. Only one so far this week.
Phone not ringing. Can't believe the month is almost half over. Overall my entire volume is down 65% from last year. Gotta change my long term plans-this business isn't cutting it anymore.

Where were you 2008-09
That was the slowest time in the entire USA, I dropped out for a year because it was so slow. I was lucky if I did 1K/month. No way will I wait as long as I did.
I said August would be a tell tale for me, so far down just a little but now I have to see month by month till EOY.
I said companies would lower rates during slow down and reading they have started, the dogs will go for the bone. Companies do this during every slow down soon we will need to pay them for work..lol

Signing Agent since 2000; very slow; in the meantime,
taking on many general notarizations. Each day I am booking up to 50 general notarizations. Not to bad at $10.00 a signature.

Wow that is great, never had that much GNW
and last 5 months or more I suggest a bank for something simple or this web site for POA or Will. Just don't have time between work and kids stuff.
I think the best I've ever done in one month for GNW was maybe 800-1k the avg was 200 when I took it.

Expect more, here's why
Loan pricing went nutty the last couple of days and loans are being re-priced. Banks sometimes send out 2 or 3 rate sheets a day when pricing deteriorates. They're almost like chickens with their heads cut off!
Steady today but here's the deal: Most here are aware that different rates come with variable rebates that help with closing costs. Rebates are much more volatile then the rate itself.
At present a 1/8 percent rate increase can affect the rebate by over two thousand dollars on a $300k loan.
Would I lock today? Only if the buyer decides to come up with more money down or accept a higher rate to get the additional rebate. That could put a pause on loan closings for next month. And so it goes.

Re: slow business in Tennessee
Slow business in Tennessee, but I have daily interest rates updates sent to my phone as I had a feeling the rates would reflect signing requests, and it appears that this is the reason as the interest rates have risen about 1 point over the last 3 weeks or so. Higher rates, no loan applications! I also think that's why the fees are lower. When the interest rates are higher, the profit margin is slimmer.

I haven't had a terrific month this year but I have had good months. Last month was good and if this month continues as it is going, it will be a good month but not terrific.
