You must be very careful with unrated companies. They are likely not completely engaged with local title and escrow companies, especially these days with the market conditions. There are, I suspect, more signing services out there than there are files.
Is their website more than a quick godaddy website?
Is their address a commercial mailbox service?
How do you collect if they don't pay you?
Most of these companies, I have found, are subcontracting files.
The best way to protect yourself is to only work for rated companies. Otherwise, I think it's real iffy if you'll be paid for your work.
Just my .02. Been doing this a long time, and knock on wood, I haven't lost any money these past five years.
If you have to make one call to collect your fee, it's one call too many.
