is it was because the company couldn't afford a copy machine. Also, 3 sets of FHA/Va papers, 6 TIL's & IAF's, 4- 1003's, 5 ID certifications. WTH is going on with these companies?

I never had that. Most I had was a 300 pg document and that included a copy for the BO. At 420pgs thats a ream of paper and about 5-7pds to carry lol. Hope you got paid well for that...

Question: Did it all fit in the FEDEX or UPS envelope? lol

That's a lot of printing and quite a load to carry. Hope you requested and got a good fee.

Almost seems like there was no loan officer -- or, at least not one worth mentioning as s/he didn't get the preliminaries out of the way.

Out of curiousity, who's the lender?

This was a builder funding loans for the purchasers of his homes. They told me it was a large package and paid the fee I quoted, but I wasn't expecting this mother load of a package. Didn't include Title instructions or appraisal either. Told them I would need $350.00 in the future for their closings. Purchase closings = buyer/borrower reading a lot & time is money.

I was blown away by this pkg. It will be interesting to see if he modifies the package or pays the fee. He is a new account recommended by another client. I'm just curious how he gets this done through FHA without a major bank involved. But if he meets the fee I'm willing to do these all day long, with a smile.

How long did it actually take at the table? Were you able to pre-fill in what you could ahead of time? I don't know what you originally agreed to in fee but if I ever get a pkg that big, I am on the phone upping my fee or its a no go.

$250??? Shoooooot.... I'd have charged a lot more than that.

About a week and a half ago I had a package that had about 8 different versions of credit report and credit score disclosures, alone, all of them in different formats, and each needed original signatures for file compliance reasons. It was ridiculous, and the borrowers were rolling their eyes the time. When I called to set the appointment, the wife said, "OUr mortgage broker told me it should take too long, that the package is only 70 pages."

Yeah... the documents for the MORTGAGE company for 70 pages. Then you add the escrow and title docs other stuff... it was well over 300 pages. That poor couple's eyes were glaxing over because there was no rescission option on this loan, so they were reading and verying everything as they went.

One thing I've learned... big packages + no rescission = a lot more time, more notarizations and a much larger fee. Simple math. Smile

I think you should print two mailing labels and split the package into two packages. If they have to pay for postage twice, maybe they will reconsider their package sizes.

Only time I ever had this happen it was a SBA loan for a restaurant and the BO was putting his 8 rental properties up for collateral.

When I got the e-docs no printy until had a confirmed, substantial increase in fee. It was over 500 pages NOT including BO copies.
