New low for Negretes

Got a call from Negretes offering $85.00 for a refi. In the past they paid a fair $XXX fee. Their ad on SC states they are "the best paying SS in the industry". I don't think so.

Did you counter-offer with your fee? Sometimes, it's just a matter of negotiation.

When Negrete's calls me, they have no problem agreeing to my $XXX fee. When any company calls me for a signing and offer less than my fee, I always let them know that my base fee is $XXX. It is then up to them whether they can meet it or not.

I never have a problem getting my $XXX fee either. Perhaps you should negotiate better. They are great to work for.

I have worked for them for years at $XXX. Suddenly they are offering me $85.00 and refuse to negotiate a fair fee. I know how to move on.

I did one for Tony and he agreed to my fee, it was a quicken loan only 85 pages and I didn't have to print a copy for the borrower. I actually did 3 for Tony in December, an employee called me for the second one and the third one and tried to talk me down because it was a quicken loan, I agreed to 95. On the third one I didn't negotiate a price and it came through at $85 and I didn't question it. I haven't gotten paid for any of them yet.

if you don't have to print 2 copies $85 is fair for few pages. however, they take like 45 -60 days to pay;( if you can't get your fee move on bc they take forever to pay

They offered me 75 for a Quicken loan with one printed copy. We settled at 85 (only because it was close by).

If it is a quicken loan, even JMT and title source don't pay more then 85.00 considering you only have to print one set of docs and usually they are already dated, there are no fax backs, the forms are very simple and usually the signings don't take more then 30 min to do. Usually there are less then 90 pages in a packet...seems to be reasonable to me. I have done work for Tony and never had any problems just did a few of these for him this month and a couple last month, have never had to worry about getting paid by him either.

for Quicken loans.

So the SS's that are contracting these out are keeping a good portion of the fee TS is willing to pay.

I would like to just make one other comment, nothing nasty or mean either, I have been in this business for over 8 years. Most of my companies will work with me on my fees but I have found there are some out there that will drop you and go to the next notary who is willing to work for their fees. Now, I don't accept lower then certain amounts but if the job is easy, requires little expense and time and is reasonable I will work with that company because many times when it is slow here in AZ those companies along with my better paying ones help keep me in business. Each state is going to be different and slow times in parts of AZ will not always be slow times in other places. When a company like Title Source and JMT are giving me bulk work...which they often do...I can work with that, I have seen where some notaries who try to get higher fees from them get dropped and I like working for them and don't want them to drop me. As I said before to, most of my companies I have raised my fees on and I get paid better but they don't necessarily give me the amount of work on a regular basis as JMT and TS do. I appreciate all your comments and like many of you I like Tony and have nothing bad to say about him. He usually pays more on non Title source jobs I know that he usually will pay me $XXX and he has paid me very well in the past for doing jobs that other companies would not have paid so much for.

Lorna I have to agree with you that Title Source will NOT pay more if you are in a well populated area, like I am. As it is, if I do not answer when they call, the job has been filled even if I call back two minutes later. I accept their jobs within strict perameters - in my zip code only, and I recently have made the decision to stop accepting their closings on Fridays because that's my busiest day and I will be leaving those spots available for my higher paying clients. I do believe they pay a higher fee in areas where they have fewer notaries to choose from.

EXACTLY!!!!

I get paid $XXX for Quicken loans directly from TS. I just raised my fee this new year and I still get TS calls for Quicken.

Good for you. I have raised my fees for many of my companies as well, and I get a lot of work, about 50 percent of my work comes from JMT and from Title source and I have worked with them for over 8 years. They give me lots of work and their jobs are the easiest ones out there and require very little expense or time just because you don't agree with how I do business does not mean that I or others are the reason for low baller companies. I believe in good customer relations and competitiveness and I am not greedy. Most of my customers pay me $XXX and I don't work for companies like Nations direct....I have learned who to use, who pays well, and established good relations with my customers. Sorry if you have a problem with how I work and sorry if anyone else has a problem, I run my business my way and don't complain or condemn others for how they do theirs.

I work with the mantra that I work both smart and hard. As I said just because you don't agree with how I do things doesn't mean that your way is any better. We all work our business the way that works best for us. If we see an idea or a way that we feel will work for us either on this forum or on other forums then of course we try it but having many years working for many different companies as I have I have also found and live by the idea that what may work for you does not necessarily mean your way will work for me. I give new ideas a try or even old ideas, if they work for me great Smile but if not then I don't use it.

I bet 99% who have worked for him will say the same. He is in business to make some money, times have changed and he is doing what it takes to go on. You have a choice to say yes or no is that a reason to bad mouth him on the boards?

You run a small national SS and see what fee you can offer to notaries and still make some money.

I'll stick to dealing directly with TS as long as they keep calling me....it's a business decision.

They must be using outside vendors, volume has dropped of in last two weeks. I called today and see if I may of done something wrong. All good still gold, was told they hired ton of new schedulers and a blast email would be sent out.

4-10 week and last ten days nada, glad other clients picked up what they dropped.

They are doing a lot of Quicken loans lately...docs overnighted to borrower. No BS, about 80 pages, don't even have to make up a UPS label. These I will do for less than my normal fee. Negrete's is very easy to work with.

Well, not for me. Docs sent to me - 110 pages.

Yes just print one - but I still printed copies for the borrower of the HUD, TIL, Itemization, RTC, Note, Mortgage, Payment Letter. The only time I get less than 100 pages is private lending.

Must be a Florida thing. Smile

did you print the extra copies because they required it or because you chose to. I have had them pay me more for extra work, usually they volunteer that extra I rarely have to ask for it. But I have seen a few comments from other notaries that say they print extra copies on their own in case mistakes are made.

I believe the instructions specifically say to NOT print copies for the borrower, just to leave the appropriate RTC copies. The last couple of Quicken signings I did, the BO's already had received their very nicely bound copies and had even looked them over. Nice! Smile Since the dates are pre-printed (except for some pages when properties are left in a trust), there is much less likelihood of mistakes being made. I just go with the instructions.

Anyone that's done Quickens knows how easy they are. Print one package only, 70 to 80 pages, BO is well prepared and informed, in and out in less than 30 minutes. I'll take all I can get from TS or Tony or anyone else. Not a new low, but a new revenue stream from a very respected SS.

The good...Quicken Loans are the BEST to work with...

they send the BO a lovely package of the same docs, saves you time and money in printing. They even put the NOTARY WORK in a nice white envelope, labeled for just the notary....these are simple, quick and very easy.

I think that $85 is not a fair fee. This is where some who do work for this and think they can make up their costs in VOLUME are sadly mistaken.

I've done one for him, and would do again, however, only if I can get paid within 2 weeks. My new SS policy for this year. No more chasing down outstanding invoices for us, and no more 45 day for payments.

Last week I was told I was loosing an assignment after printing docs. When I complained I was told I "CURSED" at the owner. The phrase I used was "I'm a little pissed" and for that I was berated over the phrase and have since been dropped by this company. I have 8 outstanding invoices which will not be paid until they are ready to do so in 30 days or more. This is a company that called me at the very last momnent to save their signing for not getting done, traveled far more then I would for anyone else for the fee paid. I did so for the volume I expected.
