Nothing definitive using orange button: appraisals with the

docs - do you print them? My opinion is that the borrower pays good money for this and all he gets in return is my printed copy? If this has been discussed before, sorry. I could not find much at all when I searched.

It doesn't happen often that I see the appraisal in the pkg, but if I do, I immediately email, call or whatever is easiest and let them know that I will NOT be printing it for the pkg or the borrower. I am seeing appraisal's anywhere from $400-$700 on Huds and I'll be darned if I am going to do their job for them. Some of them have pictures of every room, outside and are quite extensive. I don't think its fair to the borrowers. They should have a complete nicely completed appraisal for what it cost them. Not our job. JMO

No I don't print them. If it's for a really good client, I'd put it on a CD for the borrower, but that's the extent of it. Those pictures take waaaaaay too much ink.

Your statement that the borrower pays good money for this and "all he gets is my printed copy" makes me chuckle. To me, that's the red carpet treatment!


But honestly, double check with the borrower first. Some time ago I printed one cos the TC absolutely insisted the lender was demanding it, and then at the signing the borrower tells me they already had a copy! Grrr. So the next two times an appraisal showed up, I called the borrower and again, they already had it (via e-mail). I suspect this has something to do with lenders covering their you-know-whats cos they're not supposed to e-mail appraisals, so they think if they can get us to print it they're off the hook (?)

I check with BOs too, although I haven't seen this happen in a long time. These days, it seems like most appraisers are emailing the reports to borrowers. I'll provide an electronic copy (usually via thumb drive, just in case), but imo, someone else got paid to produce that report - not me.

Agree with Janet - I believe the borrowers get a full copy

of the appraisal.
I talk to the borrower and if they didn't receive a copy, in which most cases, they do, I highly recommend to them to obtain a copy for their records.

I've been reminded that there's now a law that the BOs are entitled to receive a copy of an appraisal they've paid for within 3 days of closing, I believe, so I don't want to leave the impression that I would just ignore an appraisal included with docs sent to me.
