Witnesses required? Particular ink color?

I *DO* have message in to title to ask this too.

Notary verbiage that you enter on Mortgage Page MUST be in black ink. Borrowers can sign in either blue or black. NO witness are required even though some title companies are over 11 years in the past and will say that they are, EXCEPT if it is a DEED (Quit claim or warranty). If no change of ownership, no witnesses required. Watch for a "Property Transfer" form. You only need that if there is a change in ownership, not same people doing re-fi.

No witnesses, since 2003, just as dorothy said and you can use any ink color for signatures, they cannot reject due to ink if executed outside of michigan Wink
