Grantee's Rider (individual)- this has no wording other than
borrowers' signatures and my certificate under them.
Have you guys seen this before? Are there supposed to be other pages with it?

Have not seen before. What's immediately before this signature page? Is this on a purchase?

Here is how it looks.
Grantee's Rider (individual)
________________________________ _____________________________ borrower signature borrower signature
State _________________ County ________________
On this day personally appeared................... (notary certificate)
Notary signature and stamp
Then, just above an empty a box under the certificate it is says: "The below box is used for notary expirations and notary stamp."
That is it. Nothing else whatsoever. No page numbers, no verbiage above signatures, nothing.

What's the doc before?
A Rider usually follows and supplements a specific doc. For example: PUD Rider follows DOT.

Re: What's the doc before?
The document follows 8, yes 8, HUDs. The document proceeds the Certificate of Value, Fee Disclosure, Real Estate Tax Reassessment Disclosure, Survey Waiver, and the mailing label. Maybe it goes with the later. :o)
There are no other docs sent from this sender. Title docs came from somewhere else and it does not appear to go with any of those either.

Re: What's the doc before?
All of the pages have signature lines. The Cert of Value has signature lines in the middle.

Bizarre!
By signing and notarizing that "rider," it would be like issuing a signed blank check. Have you called TC to inquire. Sounds like they failed to include something ... while they were so busy including 8 HUD's (geeeessshh!).
Does it have your borrowers' names filled in? If not, maybe it was meant for another package ....... Just throwing possibilities out there. You definitely need to speak with TC, IMO.
Good luck and let us know what you find out.
BTW, who's the lender and who's TC?

Re: Bizarre!
Definitely wont be notating the doc. The borrowers names are printed below the lines. Of course no one answers the phone or emails. I will post back and let you know what turns up.

I'd call that a blank in the document, in that it's blank,
and wouldn't sign it as a borrower, individual or otherwise. As an NSA, if a borrower insisted on signing it, I would defer to the rules about Notarization of blank(s) in documents. Absent calling for clarification/resolution, if challenged by the borrower, I'd defer further to the non-compliant certificate, and note the declination event in my journal.

I'm really curious how you'll handle this.
I couldn't notarize a blank document. Not my job to recommend signing/not signing to client, but sure would be surprised if someone signed something like that.
Must be missing the rest of pages.

It is odd. Does not appear to be missing pages as the heading Grantee's Rider is on this page. Like a chunk in the middle didn't get printed in. Although there isn't room for more either. Signatures are right under the heading.

are the Docs for out of state filing? I ask because we don't do Survey affidavits.
