notarize the sellers signature on the "special warrant deed" , and the borrowers signatures on the rest of the docs? Both the parties will be present at the signing. TY.

Takes longer, more docs and 9 out of 10 the sellers are not happy people, ask far more questions. So yes I charge more and co.'s have always paid more this usually no hassle. 1/2 more the normal fee.

If it is just a Warranty Deed, no, but if it is the complete seller's side and have to make their package as well for their docs, yes, I charge for both...buyer & seller side. SS and title usually expect this. I did a seller's side today, 21 pages and was paid $80.00...so I would say $50.00 is fair on top of the other price you charge...based on similar pricing, and both parties present.
