About the only thing I can really appreciate about the down/slow time, Christina is being able to READ the forum for insights, information, special intelligence . . .

So far, July has been terrible for me.
June was good.
I'm in Northern California. OP is in CA. Other 2 posters are in VA & NC. To me, that reads work is slow coast-to-coast.
Slow that is unless you're willing to accept fees of $50-$75, which I'm not. Stand firm on your fees, my friends!
Although, I will say, haven't received any phone calls for those low fees either. Blast emails for low fees, yes.
Gives me time to market, market and market again!

Like large companies only the strong will get by with the tough times. People who started thinking wow I make good money, will now be looking for work. Bottom feeders will still be around taking the low and possible lower fees offered next month.
It got so tough even I took a year off in 2009. It has slowed down a little this month but still doing ten or more a week.

It's a little slower, but I'm still turning down jobs that won't pay a minimum of XXX. It's just not right.

My May and June were absolutely horrible. July so far, has been making up for that. I have at least a dozen more scheduled on the books. I am grateful the calls finally came in.
Keep marketing in the slow/down time.

Strong first half of year
Jan-June were very busy with most months doubled or more over previous years during the same period. July has come to a screeching halt. I anticipate some last minute rushes through July for those with expiring locks. Afterward.....who knows? July and August are historically slower months with the last quarter of the year finishing strong. But most of my work is in refinance rather than purchases so I'm anticipating a lot of free time on my hands.

June was OK, but this month was like turning off the spigot. O well, that means more time for golf and fishing!

July has been very slow compared to the first 6 months.

Re: very slow month of July . . . then
an unexpected call for tonight caught me so off guard, I forgot to ask if 1. The street was passable 2. Whether they had power
Torrential rains last night and lots of flooding!

Those are questions for the BO, not the scheduler.

(It WAS and they DID!)
