I had a MortgageDocs (MD) closing recently where the borrower was a no show. I had confirmed the appointment time with the borrower one week earlier. The borrower needed to change the appointment time and contacted her LO who agreed to reschedule the closing three hours later that same day (FYI, a Wells Fargo refi with DataQuick handling title). I was not notified of the change nor was there any scheduling change in signSTAT, the vendor management app used by MD.
The closing location was 15 miles away in the next town and the one way commute time was 30 minutes, so round trip mileage was 30 miles with nearly an hour spent on the road. I also had to wait at the closing, left messages for the borrower at work and on the borrower's cell phone and I had several phone calls with DataQuick and MD. I left after I had permission from MD and when I got home, the borrower called, explained what had happened and wanted to reschedule. I had other appointments that afternoon rearranged my schedule so I could get this closing done for the borrower.
The MD agreement does not list separate print or travel fees and states, “(A)dditional travel fees may be negotiable.” I told MD I would be happy to go back and do the closing that day as long as I received a trip fee and confirmation of the fee. I received an email an hour before the rescheduled closing stated my trip fee would be $15. For anyone doing the math, the IRS Standard Mileage Deduction is 56.5 cents per mile, so the 30 miles I spent driving was an expense of $16.95. I'm starting in the hole on profitability on this closing and it hasn't even occurred.
I called back to MD and explained my concern and stated $25 would be fairer. I was told approval would be needed since company policy was only to pay $15. I explained I spent a lot of time on this and $15 wasn't worth my time and effort. I was told a supervisor would need to approve this and I would be called back if the $25 trip fee was approved. Five minutes later, MD called and told me my trip fee had been approved, but my notary profile was under review.
In addition to the rescheduled closing, I had another MD closing that evening and another MD closing two days later. An hour and a half after I finished the rescheduled closing, both of those MD closings had been cancelled. I had already printed the documents for the MD closing that evening and was leaving another closing when I received the emails notifying me of the cancellations. One hour and 17 minutes cancellation notice before the next MD closing.
I called MD and explained I was en route, I had already printed the documents and I wanted a print fee. I was told this would need to be reviewed and I would be contacted later about the print fee. During this time, I also received an email alert notifying me of the availability of the MD closing I had scheduled two days later that had just been cancelled minutes earlier. Since I was on the phone, I inquired about this closing and I was told to ignore the availability alert since the closing was still cancelled due to document errors and MD was on the phone with title (DataQuick) about this closing as we spoke.
Exactly one hour after I received the cancellation notice for that evening's MD closing, the borrower left a distressed message on my cell phone voicemail expressing concern about the message she received that her closing was on hold due to documents not being ready for the notary and wanted to confirm if this was true. I returned her call and explained I had already printed the documents and she explained to me she was told I didn't have the necessary documents to do the closing.
In Indiana, the borrower has the right to examine the settlement statement one day prior to closing and the agent who witnesses the closing must be a LTP. I asked her if she had received a copy of the settlement statement and she told me her Wells Fargo LO went over it with her on the phone the day before and told her she would send a copy via email. In other words, the borrower had yet to receive a physical or electronic copy of the settlement statement one day before closing. As an aside, this isn't the first MD closing with DataQuick acting as the escrow agent on a Wells Fargo mortgage where the LO sends the HUD-1 or HUD-1A to the borrower via unsecured email hours or even minutes before closing.
The borrower expressed concerns about the delay in closing and was concerned it may not happen since the refinance process had taken over four months to date and she still had not closed. I spoke with the borrower later that evening and she told me she had received a call to reschedule the closing for three hours later and they would find someone like me to do the closing for her that evening. The borrower politely turned them down and said she wanted to make sure everyone had the documents they needed in a timely manner before closing.
The other MD closing I was scheduled to do two days later that cancelled and minutes later appeared via email notification, was still open this morning on signSTAT even though I was told yesterday it was “still cancelled”. For some reason, I was unable to accept the assignment in signSTAT.

What I don't get about these lenders, title companies and signing companies is the disrespect they have towards notaries. We perform many hours of labor on these docs. Then, we get attitude from those who want the services we provide. It just makes no sense.
Have you considered putting in a complaint about this place with their State Attorney General, and their local Better Business Bureau? I would take that route.

This type of scenario is "typical" in my experience with Mort. Docs; I will not accept assignments from them. In addition, fee and fee schedule is poor, and they pull fast ones on you frequently, as you described above. Just an FYI...the scenario you described is not atypical of MortDocs; other SS's do this to a greater or lesser extent also. Experience provides NSA's with knowledge of which companies to work for and which to avoid. Sorry you had to go through this, we work hard and long for little pay and seem to most often get the "short end of the stick" so to speak. jer/oh

My experience with Mortgage Docs has been the same as all of you above, Terrible. I spoke to the "New" CEO at the NNA conference in Austin, TX and he assured me that they had cleaned up their act and that I should enroll with them again to see for myself. I think I am fine just watching what happens, I was one of their victims before and I choose not to be now.

What's to continue? More abuse? Why would anybody work for them to begin with? Their rating and comments in SC are atrocious!!
Among the many benefits of NR membership is SC. I just don't understand why NSAs refuse to use it. Guess they think that somehow the notary gods will smile on just them while MD is f*** over everybody else.
They made you beg for travel fees and print fees. Then, they pulled the rug out from under you on confirmed jobs, claiming they were "canceled." Which was obviously a vindictive lie.
And BTW: Speaking of all the time you wasted dealing with the lice at MD, why are you compounding it by yakking with their borrowers about all their loan problems? Seems you should be spending that time focusing on marketing to a better clientele that doesn't treat you lower than dirt and re-thinking where your career as an NSA is headed. Sounds like MD dumped you anyway since you took them about about their lousy fees ... which you probably wouldn't have been paid anyway. Good riddance, I'd say. Look to a better future.

Oh, OK, zetetic, I will. But in the meanwhile, promise me you'll never work for them again. You (we) deserve better!
BTW: It's kinda making sense now why MD got all cozy with the NNA (never a friend of the NSA) at its recent convention. Prabably to get it some (phony) cover of legitimacy, thinking that it might help burnish its horrible reputation and that the NNA loan signers would work with them when nobody else will ..?

I've used SC and picked up new accounts with respectable title companies and signing services in the past few days so I don't need MD to fill my dance card. My marketing and sales efforts have paid off. It also helps to live near the swanky suburbs and exburbs of a large, metropolitan area.
I think you're right about MD's relationship with the NNA. Funny thing is all the notaries that are taking MD assignments are the same ones that are helping MD sponsor the NSA conferences...and I'm sure the NSA is aware of this.

These are hard lessons to learn from cos. like this one. MD
demands a lot & gives us lots of hoops to jump through. I've found that is usually a sign of a co. that is going to be a problem from the get-go. After this run-around, I can't imagine that you'd accept any more assignments from them.

I refuse MortgageDocs. They offer $65 for refi's that are an hour away. I reply $400. I figure if they are being ridiculous I can be too.
