Gone a blank

Please remind me..
I am going to a signing of a married couple of which only the husband is appearing and the completed loan package once signed will be sent directly to the wife in another state. Since I am only notarizing for him, I do understand the nuances in this, but some please assist with the dealing with this specific:

Occupancy Statement:

The husband and wife are listed for signatures and below is the statement:

Venue:
Subscribed and sworn to before me on this 15th day of March, 2013.

WITNESS my hand and official seal.

Signature: (me)

Since I am only witnessing the husband, would I add or change the wording to specify only his name?

Please advise.

Also, correct me if I am wrong but also once the docs are sent to the wife's notary in next state they will provide/attach any needed jurats/acknowledgments (statement) needed.

Whatever verbiage your State requires.

You are only notarizing the husbands signature so his is the only name that goes on your jurat. If there are two seperate lines for the husband and the wife to sign, leave her line blank and the other notary will have her sign and attach a loose leaf jurat.

That will do it

or if both signature on the same page you could add by John Doe only. (if you feel better about it so no one can add anything else.)

Re: That will do it

You could be really really nice and attach loose certs for your part and leave the preprinted ones for the other notary. Most of us do that when we can. Just a nice gesture.

I didn't realize that was in question.

Yes. Thank you for the lesson in manners. I thought that went without saying. But obviously not.

On second thought

I re-read that. I would use the one in the package and I would provide a loose ack or jurat for the second signing (for the convenience of the second notary) if I had it. And I always do. That is Nice.

Several reasons: First signer is usually (not always) the primary signer. Secondly, it has one more stop to get separated from package. I don't want to hear I didn't notarize my signer especially since I was first. And I'm left explaining to TC that I used the loose jurat because I am nice. You are being nice enough to provide the ack/jurat. I cannot tell you how many times I do not get that courtesy.

Re: On second thought

Hi I've missed you. Wondered if you were ok. I'm not nice. Use the original cert for reasons you said and because NC hates us to attach certs. And don't put loose ones for other notary as laws vary. I kindly call and let them know they will need certs. Me bad.
