How does you handle the references section when completing a packet for a new title company?

Does anyone skip this section?

I give TC's 3 title companies I've worked for; SS's get 3 ss's I've worked for.

Yes, don't give TC references to SS's. Good way to get clients stolen.

Don't Do It

I do not include this information and I explain in my cover letter that I do not provide this information as these companies are each other's competitors. If you give them references, then you will also be telling them your fee. They know very well how much their competitors will pay you & they will try to use this even if they would normally pay more.
