Non Borrowing Spouse

Does every state have non borrowing spouse sign the RTC, TIL and Deed / Riders?

I think this is a state-specific issue. Here in FL it's required if it's their "homestead" - HUD, TIL, Sometimes Itemization, RTC, Mortgage, Riders, Property Affidavits, sometimes Correction/Compliance Agreement, Name Affidavits. Sometimes there's also a form in the package where the NOBS is affirming that they realize their spouse has taken a loan and it is being secured by a mortgage on their property.

In Florida, the NB spouse signs if it is their primary residence, and that is minimum of the mortgage and riders, TIL, and Itemization of Amount Financed, and RTC. If she is on title, they may have to sign title docs, but I do not add their name if not on there...just the 4 mentioned above.

In Indiana, if NBS is NOT on title, then NBS doesn't sign anything....if on title, however, then NBS needs to sign DOT, RTC, TIL, Correction Agreement and a few other assorted docs.
