Continuation of Christine OK discussion of MIS

Msg #487239 I looked back on my confirmations from MIS back in January. The verbiage has NOT changed at all. It has always said "if the loan does not close you will be paid a trip". This is nothing new. I ignore it, because I think I have had 1, maybe 2 in as many years not close. I bill them 1/2 fee and I always get the re-sign. I think its fair and have no problem with it. As long as it covers my print and travel, I'm good.

Danielle Hollis - MIS did CONFIRM yesterday via email that

this is NEW verbiage on the confirmations.

As in my previous posting about MIS recently Maureen is the scheduler who normally contacts me and has been putting downward pressure on pricing all year including a very cavalier attitude of "Take it or I will find someone else who will." Very disrespectful and condescending - 'I'll take this $$$ from you' demeanor. Quite distasteful for anyone to be treated in that manner, especially a business owner. We all know that the 'customer' is not always right and this is managed in a particularly unprofessional fashion.

My prices have not changed. In addition, we all know that the price of supplies and gasoline have increased. As such, I will not let her Bully me into financial distress/ruin. I clearly understand the dichotomy here, but I am not a lemming and like other CNSAs my prices are my prices, especially to travel a distance for this signing.

I am not saying that I am 'too good' to do their signings. Au contraire . . . I am simply stating that it must make sense for my business to be willing to accept a trip fee only and that this is a NEW disclaimer on their confirmations as confirmed by Danielle Hollis yesterday.

I have had only positive interactions with Maureen and Danielle. I love working with them and plan to continue doing so. Just my two cents. :o)

Agree, Linda...maybe lender specific???

Don't think I've ever had a no-sign from MIS. Nevertheless, if the mileage is extreme, I haggle for full fee or only 'table time' reduction in the unlikely event it's a no-sign. So far, so good...tho' the haggling has only happened once earlier this year.

I agree Lee. However, every confirmation I get from MIS says the exact same thing. I looked back as far as 2011 and the confirmations all say the same thing. It's not lender specific. Its no biggie to me. I hardly ever ever have a MIS loan that doesn't close. I bill 1/2 fee and everyone's happy.

Trip + BOs No-Sign => 1/2 quoted fee; Trip + BOs sign + trip

back to office to fax the MIS single loan signing confirmation sheet + update online loan status + trip to FedEx to drop the docs => FULL FEE [irrespective of loan funding status].

The service requested is for the loan signing.

We certainly have no control over the vagaries of the loan completion/closing status in any way, shape, or form.

In addition, this disclaimer places us in a position of having finances at 'risk' if the loan does not close for whatever reason . . . which is in diametric opposition to the Notary Public Commission requirement for our impartiality.

Something to consider . . .

For me, company policies are noted above. Big Smile Thanks Linda & Lee for you posts/input. Uncertain as to why that notation has never been present before on confirmations, but as my son succinctly states: "It is, what it is . . ."
