Did you know that we as Maryland Notary Publics can not use a loose acknowledgement for any kind of document nor make a decision on what kind of ack to use? I.E. if there is a POA on a loan package and the acknowledgement is a general acknowledgement we CAN NOT attach the correct acknowledgement. The loan package must go back to the mortgage company for the acknowledgement to be corrected.
And you know how that's going to fly!!

cripes! I did one yesterday here in AL, and

I did have to use my own loose Ackn as it was a 2-state signing & I was 2nd. One Affid for my signer (only) was messed-up by notary #1, but as I had the pkg to print a copy for my signer, I could reprint that. Fortunately most states (if not all) accept the rules of the "venue state" for this type of scenario. There were several pages missing a jurat or Ack for my signer--it appears the TC planned for me to insert my own for signer #2. EZ w/my stamp w/Jurat wording to fit it on the same page as #1's jurat wording. IF I missed something, as my signer was a very enjoyable person, I won't mind going back--albeit it won't make me any points w/the TC. (Not TS, though.)

Split signings can be a problem. IMO the tc should attach

whatever extra pages may be required. Maybe we need to start asking for that, rather than assuming we can cover it at our end.

That would work only if they attach certificates with the

correct wording for your state.

I am not confident that would happen.

In CA we are required to attach our own if the wording isn't right. I get docs with the wrong wording for CA from companies in CA. What the heck is up with that? Lol. Actually it's mostly from one title company on their own stuff. Quite a bit to notarize for title on top of lender's docs. So annoying.

As long as u comply with your state laws you are fine. This is for Maryland notaries.
