I wonder who gets possession of the property in a case like this. For the American Legion story, it seems like possession isn't an issue right away, both the buyer and seller want to let the public play baseball on the property. But if it were a private home, I can imagine the buyer arriving and finding the seller sitting in the driveway with a shotgun.
