I have been working for this title company for 8 years. We are on the first name bases. My report card with them is almost 99% perfect except for one missed signature. I always leave a copy of the doc's with the borrower and I carry a printer with me if something else needs to be copied. When I received the call that the borrowers claims they did not receive a copy, I didn't believe it. Anything is possible, but not the way I conduct my business. Any way after going back and forth The title company decided to deactivate my profile.

That's a shame especially with the current slow down, no one can afford to lose a client. I don't think there would have been a back and forth between me and a good customer. I would have told them that I left a copy, as always, but if the customer is claiming otherwise I'd get them another one ASAP.

I would be saying "I don't know what could have happened to them, but I will gladly print another copy and take it right over to them". Were there problems at the signing that would make the borrowers do this to you? Sometimes, we and the borrowers don't always "click", nothing bad, but sometimes we get these feelings that we are glad we don't have to spend more time with them and vice versa. This one borrower should not get in the way of the relationship you have with the TC. Don't let that happen.

Ever since I left the BRW copy in my case,

I've been putting in in front of the notary journal & the signing pkg. So, it's out on the table--albeit under the journal. I display it to the signers & tell them that's their copy. The particular incident where I did forget to leave it was located 60 mi away one-way. So I called the Brw & told them I'm USPS Priority sending that day. For $6 it was well worth the effort. Of course you gave them a copy, but maybe your 1st response to the TC was...not what they wanted to hear? If you tell them you did provide one, but offer to deliver a copy right away, do you think it might have made a difference? Loosing a good client over something like that is sad.

I always present the borrowers with a receipt for their copy; I keep it in my file; there is no way for them to deny having received one. The receipt reads like this:

I acknowledge having received from [my name], Notary Public and Certified Signing Agent, a copy of all loan documents for my loan closing held on _______________________________, 20_____.

The other posters are correct about the TC and what they want and don't want to hear. I have fought that credibility issue and never won because the don't care.

I had a borrower complain about me smelling like cigarette smoke and I haven't smoked in 38 years. Oh well!

Just a thought - maybe the borrowers expected a copy of the signed docs instead of the blank copy we leave them.

borrowers. I've always been told they can request a signed copy of the docs from the lender after funding. I can't imagine why anyone would think they need it though.

Earlier this month, borrowers asked if they could get a copy of the signed documents. That was a first for me. I said that if they had a fast scanner/copier, they could run the docs through quickly, while I waited, or they could sign all the docs in their copy package after I left (which would not result in them having any acknowledgements/jurats), or they could contact their LO right away and ask for a copy (to get the request in pronto, before TC divided the package). They were just curious and admitted that they did not know of what use a signed copy would be, so they'd not worry about it.

In one of my signings the borrower took a picture of every signed document with her ipad. She was worried that the TC or the lender will place a document in the package and fabricate her signature. She told me she was going to print them and replace them with the copies I gave her.
She was happy, I was happy it all worked.

I have a receipt they sign stating they received a complete copy.
