refi signing
Is there anything quirky about a refi signing that I am doing in Texas, but property is in Virginia? This is my 1st out of state. Only 1 Borrower that is signing. Also am curious of what would you charge? Thank you for the help and advice.

Probably no right to rescind...
Unless they are only visiting your location and that is their primary residence. Also you may need to change the County Of/State Of (venue) portion of any acknowledgement or Jurat found within the docs, as they may show the county and state where the property is located rather than where your signing will be taking place.
Charge normal fee; otherwise it should be the same docs, etc., as a property in your area.

You charge the same thing. I am in FL, and a lot of out of state down here. Just make sure you use the proper ink color they tell you. Some states are "Deed of Trust" instead of a "mortgage", the rest is all the same. If there is supposed to be a spouse signing and not present, make sure you clarify that she is signing elsewhere (2 part closing) and you only notarize the person present.

I agree - same fee as for in-state property
watch for ink color....also get confirmation on witness requirements for that state.

No specific ink color here in VA (we usually use blue), and
there are no witness requirements. Take note--there is sometimes wording on the Note that says "this certifies that the Note is secured by a Deed of Trust dated _______). Many notaries (in state of out of state) don't want to complete that. If it shows up, be sure to call the hiring party about it. Otherwise, it will be like any other refi.

Honor the witness requirement for where you are
as that is the jurisdiction, which dictates the witness/no witness. This is according to a legal brief link some nice person posted a few weeks ago.

That's not true...witness requirements are dictated
by the laws where the property is located, not where the notary is located.
Mortgages do not require witnesses in Florida - two are required on Mortgage Deeds in Connecticut. If I do a signing down here for Connecticut property, I need to make sure I have two witnesses for that mortgage deed or it won't record in Connecticut.
