I am also a Realtor. I have seen a similar issue, because it was mentioned in the appraisal. The lender required the appraiser go back out to make sure the repossessed completed. Very common with an FHA loan. If a property doesn't have a carbon monoxide detector installed, the appraiser has had to go back and take a picture of the installed carbon monoxide detector. Buyer charged a $125 reinspection fee. The HARP refinanced often didn't require an appraisal but standard refinances normally do.
