I never ask all those questions when they call for a closing. The SS does not have answers to most of them, only to the type of closing, date, time and if it needs to be scanned back at closing. Title does not go into all of the rest with a SS.
You won't get may closings interrogating the SS playing 20 questions they do not have answers to, and make yourself a difficult signing agent.
Does it matter how many signers or if the borrower seen his CD? It's hard enough getting steady work without all of that nonsense to the hiring party. If you want to be on their "golden list of Signing Agents" that will not put you there.

Basics are normally covered...who (borrowers name), what (refi, purchase, cash closing, seller pkg) , where (address), when (date and time), why ( purchase, HELOC, seller's pkg) and how (scan backs, no scan backs, drop same day, hand deliver)

Sometimes that notification inside the package for full scan backs is not for us, but for title when they get it back signed, and then send it to the lender to give the CTC, so you have to make sure who that instruction is directed to. Most of the time, it's not for us if not on your confirmation. jmo
