In VA I've had a lot of these and it is certainly NOT my preference to have sellers and buyers at the same closing. Too much chit chat, too much agent interaction, too much sellers telling the buyers about little incidentals about the property, and much finesse is needed so that sellers are not exposed to buyers loan info. Heaven forbid if there's an issue with the fees on the settlement statement. Yes it can get chaotic, and sometimes the whole fam damily is there! I always do sellers first then excuse them so buyers can be done privately. However, title docs are done with both sellers and buyers together since they both sign most of them. I charge minimum $225 for seller/buyer at same appointment and honestly I think it's worth $250. I cannot do these closings for Amrock - the fee is just way too low.
