" whether you or I get the "boot" after that is all up to LO. Why go thru all that trouble only to see it tank at the very tail end??"

You can stay VERY busy if you market your local title companies and LOs. For every low-ball SS call you take, you are not spending time marketing the high-end payers that will keep you busy with high paid signings. That's your call to make. In fact, thank those SS for keeping other SA's busy while you catch the big fish. If you don't, someone else will.

Even if you make just ONE contact and get their small amount of business, that's how it starts.

I see SA's making a LOT of money when they work DIRECTLY with LOCAL title companies. These title companies heavily solicit LOCAL LOs and LOCAL realtors. The notary fee is just about ALWAYS in the $150-$200 range and the signer takes ALL of it. If not, you're not connected properly.

Go where the EOs, LOs and realtors are. Are they at lunch and learns (yes), WCR events (yes), mortgage association meetings (yes), MLS meetings (yes). Larger title companies will sponsor FREE training events. Get on EVERYONE's mailing list. Become a name AND a face.

I've yet to see a SA at one of these events and I have been preaching about it forever. Imagine you being the ONLY SA there!!!! Just intro yourself, hand out a card and strike up a friendly conversation.

Realtors, LOs and title people ALL work in real face-to-face time with each other. Get in that circle. Out of sight is out of mind.

just my $175..
(as a local LO who uses a local title co, who uses a local signer, and pays them 2X a SS). Go get it!
