I can't count how many times I've done loans with only one spouse signing all the docs when the first one held title as "sole and separate". In the latter cases, either the wife was signing an Interspousal Transfer Deed, or had signed one previously on that property.

I've read here about situations like what is mentioned in the post above happening here in CA, but I've never come across it myself. Is it possible that something has changed? Maybe it's just a matter of differing lender requirements.
