Initial application versus purchase loan

How is an initial application different than a regular mortgage signing? I had an offer to do one but I don't know how they are in comparison with a regular purchase loan or a refinance loan Etc. Are there roughly the same amount of pages needing to be documented and notarized? Trying to figure out what my price points should be on these as well.
