I also think could be somewhat "dicey" for first-timer (I couldn't imagine). If new I probably wouldn't touch a real estate transaction unless working directly with TC/SS client.
I agree mostly with: ["If the title company has hired you directly, then yes contact TC for clarification and instructions."] That way notary keeps clear of non-notarial functions. That said, how does one switch hats that easily??
My personal experience with having signer find their own notary is my role is not completely understood, regardless of what I say or do. With 1st time SIGNERS never know what you're going to get; helps to review detailed instructions Or have a brief conversation with title before wasting precious time . . .
I had a very rattled /frazzled signer at rehab for husband who hired me Direct, and clarification was definitely required by TC - and I was glad I spoke to them because what woman was telling me over phone wasn't making sense. Problem was signer/client thought title had fwd. docs to me (she missed a document that needed notarizing) - uh, No, I only signed what You presented before Me!
