| Maybe it is just a "midwest thing", but in my area, no fund, no payment. That's the risk we are taking out here with title companies. I know that signing companies are different and a very few title companies will pay you anyway, but that's a risk worth taking for $95-$200 a closing (and not having to deal with signing companies). I've never had a deal cancel in all of my years of doing independent work (and that's alot of deals!) , but I know plenty of others who have. We wouldn't expect to get paid if it doesn't fund. |
