What I usually do is remain calm, sometimes they want someone who listens and find out exactly what the problem is. I will then call the LO and explain to him that they need to call their client Mr.XXX ASAP because at this point he's not going to sign. Sometimes it's a very easy fix that can be changed outside of closing such as an adjusted CD and doesn't change any loan terms, they just send it to them the next day.

All we can do is pass the info along, and then after all of that, I contact the hiring party and tell them the situation and please update me on what's happening and would appreciate the closing IF it get cancelled and resachelduled. Make sure you include your print fee.

You being a newbie, is very hard to do and feel confident enough in your skills, but this happens quite often. So sorry, but it's a learning curve.
