There are some situations where if a person is put on notice that there might be a problem, the person is required to investigate further to determine if the problem really exists. For example, if a person is buying land that is supposedly woods, visits, and notices most of the lot is occupied by an interstate highway, the person is probably going to have a hard time claiming he had no notice that the person selling him the property had previously sold it to the state. But the CA law doesn't require the person requesting a notarial act to investigate any hints or suspicions the act might be improper.
