Based on my title experience and NSA experience, they need to have a specific POA to record the original with the mortgage, drawn up by the lender or title company specially dealing with this transaction. (unless a private lender)
The title company I worked for has their own attorney who draws up the document and that is the only one they are allowed to use as has all the proper verbiage per that transaction. Recently I went to closing where the buyers changed out POA's from what they were sent to have to fill out and signed with something of their own. It's was rejected. In FL that specific POA has to be recorded with the mortgage.
