what counties do you serve? Are you in a rural area, mountainous region? I'd say the more remote you are, the better fees you can command, especially in weather if you choose to risk bad road conditions and white outs.

If you're in a more populated area, say around Denver, Colorado Springs, Grand Junction, Boulder, Durango, you've got more competition. How saturated is your market? Things have really changed in this business. Low, low fees are the norm, unless you work directly with title/escrow.

Search low fees here using the orange search button and you'll see what I'm talking about.
