 Purchase agreement

I received a call purchaser said lender needed a notarized addendum to purchase agreement. I told him would need both parties with current photo ID (him and seller). He said he is not sure if sellers wife has a current drivers license since it was revoked. Talking with him, he doesn't know if the seller has a liend no title search has been done. Conversing more, I told him I cannot give legal advice but this poor guy is getting a fha loan and he has spent $6000 already of his money so it would pass fha inspection. Now the seller has changed amount on him. Any advice we can pass on to ther buyer.
