If the watermark:

a) is there on the pdf downloaded from the SS, and
b) is NOT there on the pdf downloaded from Title, and
c) the OP is using the exact same software to view and print both versions of the pdf, and
d) there are different Title companies but the same SS

there's only one possible explanation - the SS somehow created a copy that applied the watermark and sent THAT version to the OP rather than the original. There's no other way for the watermark to get there.

Maybe they were following some procedure for making internal copies of the pdf and adding notes with a trial version of software that enables editing of the pdf, and they just sent the wrong copies out. Whatever, it sounds like pilot error by the SS to me.
