Here goes:

When a borrower takes title in the name of his trust, there are usually three signature blocks on the deed of trust. Only their name appears in the acknowledgement and I circle "ies" in capacities. I do not notarize capacities in the "names who appeared before me", nor do I write in "trustee".

I now do recall one commercial loan I signed which was an LLP and both husband and wife signed as "co-partner"
on the deed of trust and assignment of rents for each subtenant. Again, I only notarized their names, not their capacities, but circled "ies".
