I had a title company "blow" up on me too. It left me feeling like I did something wrong, and my fault, and oh well... That title company knows that they do business with a "deadbeat SS" who gets things done for them on the cheap side and not their issue. They told me " It's your problem, we paid the Signing Service, and they hired you. Nothing we can do, and do not call us again"
I was horrified, but truthfully, that's about it. They know who they deal with, and they do not want to deal with us.

It's been too many years to remember what happened after that, but you know what? I will always call title and let them know, and this time be just as frank back to them and not just say "okay". If enough people bother them, perhaps they will change to a more reputable SS to handle their closings.
