What would you do?

I accepted this signing Friday at around noon while on the road. I am familiar with this TC and have never had any problems with them. Signing is scheduled for Monday, 10/14th, at 1pm. That is a holiday for many. I noticed email came in shortly after 5pm notifying me docs were uploaded. Great! I thought. Got home around 9pm on Friday, dead tired and didn't bother accessing emails.

Saturday morning, I opened emails. Called and left v/m message for borrower to confirm. Printed docs. Then I noticed it's a rather small package. Prepped it and … lo and behold! no Note and no Deed of Trust. It's from a credit union (which are typically small packages) and appears to be a 2nd mortgage loan. I immediately emailed TC about missing docs. To date, no response.

Meanwhile, borrower texts me that he thought we were meeting on Sunday, 10/13th, and would I please confirm. I check docs. All dated for 10/14th. I reply to him that my work order says the 14th and all docs are dated for the 14th and cannot be signed prior to that date. Also let him know I have an inquiry in to TC about missing docs and would he please contact his LO. To date, no response.

I've now left a message at the emergency after hours phone number for TC.

What would you do? If borrower is willing, would you sign as scheduled and probably have to make a 2nd trip to sign all missing docs? Or, would you simply cancel at this point until you hear from TC, which may not be until Tuesday?
