The delivery of the documents to the grantee, or a person who will get them delivered to the grantee, is an essential part of a real estate transaction. In my mind, the delivery step should be clear and crisp. There shouldn't be any doubt whether the deed(s) WERE, or WEREN'T, delivered. So I won't participate in situations where there is confusion about whether delivery occurred or not.
