Disappointing that they ran it through SS. The 1st was a MD notary - and that means a title licensed IC was supposed to sign.
Go figure. The buyers wanted to sign in No. Va (mom signed earlier and then went to China). The dad wanted to know if I was title rep from the Maryland office (he he). I joked about he & son being stuck with me (witness only notary) since they wanted to sign at Realtor's office; and I wasn't the Title Closer. They said they were glad I came because I made sure Title approved everything before we left. Couple of easy fixes . . . but confusing package (cash for D.C. property); also turned out T.A. wanted him to sign for wife, "by ______ " on HuD and a Property condition waiver (guess needed her wet signature after all).

Following directions is a piece of cake once you get the "map."
