Signing as witness and notarizing document

Okay, couldn't find anything on this specifically and it may be notary 101 but I've never come across it in all the years I've been doing loan signings.

Doing a seller package tomorrow, property in Florida and a couple of the docs need witnesses. Okay, fine, I'll tell sellers they have to provide, but title says I can be one witness. I said no, not if I am notarizing the signatures for that document.

I've done many trusts and have signed as a witness on docs that weren't having the signatures notarized.

What am I missing?
