Anyone close for them before? They owe me $1000, phone calls/emails ignored. Their underwriter referred them to me (I've been working with underwriter for several years), only reason I accepted $1000 worth of work.

This title company is owned by Carillon Capital Partners. Why not try calling them?

When I am face with this situation, I pull out all the stops. It's fortunate that you and the company are both located within the same state because it will be easier to file in small claims court and get their attention. Here are a few things you can do:

- Fill out the small claims paperwork, with filing fees tacked on as to what they owe. Fax it to them and give them a very short time to remit payment in full before you file the paperwork. if they do not comply, then be prepared to file the paperwork.

- I did a search for their company on the VA Bureau of Insurance website:

Towards the bottom of the page you can see which companies have appointed LSA Title and you can contact them regarding LSA's failure to fulfill its contractual obligations, and its pattern of repeatedly contracting you for services on behalf of their borrowers, collecting funds from those borrowers through their closing transactions, but then failing to forward payment to you for services rendered. Be sure to include LSA file numbers for each transaction in your complaint. Hopefully you still have the HUD-1 on file for each transaction.

- Do some research and see if you can find out of LSA Title is owned by an attorney. If so, you can file a complaint against the attorney with the state bar for failure to fulfill contractual obligations. That is one tactic that always works when an attorney owes you.

In any case, be sure to be smart in how you word your communications. Instead of complaining "They have not paid me" I always word it that the company has "failed to fulfill its contractual obligations". Keep it professional and well-worded and that gets results.
