My chest swells with pride reading the thoughtful analysis and discourse offered by my fellow signing agents & notaries concerning NNA / SPS. THANKS!
However, I still have a problem with the tenor of what is being proposed by NNA / SPW. Perhaps we're somehow missing a serious point. By their actions, aren't the NNA / SPW trying to imply that when their deals go bad, the notaries and signing agents are wholly responsible? How is that even possible?
We are in a borrower's home for only about one hour with minimal contact setting up our appointments prior to the appointment. The L/O's & title people are in constant contact with borrowers for several days, if not weeks prior to our signing appointment, gathering data to perfect their deals. Shouldn't it be during this period that borrower questions and concerns are addressed? AGAIN! Why aren't dox sent out to the borrower for review, so the lenders can assuage any lingering borrower fears and doubts? IMHO, it's the JIT dox mentality of mortgage companies that is the real cause of loans being queered at the signing table.
So, it's L/O's who get paid the big bucks when a loan funds. Make them earn their keep!

I agree with what you're saying. That's why many of us have
questioned the motives & marketing by NNA all along. They're preying on the little folks in the industry. Sure, there were big bucks to be made during the mortgage bubble, but for the most part we are at the end of the food chain. It's NNA's marketing that blows up things like "robo-signing", etc. Yes, Brenda/TX posted in msg. 436507 some real statistics about where notaries or NSA's really stand in the fraud being committed. No, we're not criminals, and resent being treated as such. It's just the NNA finding ways to capitalize on this, and they assume most notaries are idiots. Their tactics are insulting, to say the least!

Tacoma we get so many times this by the borrower where they say, how come there is so many papers, or I thought will take only half hour or how come is $3000.00 over the amount that they talk with the company and it feels like hardly they know what exactly they get into until they get the papers in front of them brought by us notaries. I think if the companies tell borrowers more in advance they are concerned that they will not want to go ahead with the singing if at all.

I agree with you LadyCA! I've had many "Rescission Closings" for that very reason!

LadyCa is right on...we are the last end of all dealings, and they leave it to us because they do not want to bother with any negetive or complicated concerns with the buyer, especially explaining the docs ahead of time. They pay us for that, and never care how easy or complicated they make it for us. We are the peace makers and they expect us to make it happen. Heck, even at a closing it is hard to get in touch with title especially on Friday after 6:00 PM. We are the bottom of the food chain...
