On October 18 , 2013, we contacted Mr. Adams by phone from his advertisement on www.NotaryRotary, suggesting his experience as a mobile notary and for closing services. He agreed to accept the orders and replied on that day confirming receipt. He never ever confirmed receiving the documents as the email with the documents asked him to do. A number of emails and calls were placed to him to determine whether or not he ever received the closing documents. Approximately 35 min PRIOR to closing he was reached and he mentioned he "just got home and will be printing out the documents."

We emailed him on 10/22/2013 after receiving documents back and mentioned to him numerous & critical errors within the signing that he was assigned to do:

-Deed of Trust was filled out with the borrower's names in the wrong spot

-Privacy notice was completely blank no options checked or borrower info filled in.

-Both occupancy affidavits did not have the borrower's name filled in , but rather he wrote the borrower's Texas D.L #.

-Signature affidavit he didn’t have the borrower sign their name variations.

-multiple docs have the notary stamp above notary acknowledgement area instead of in the acknowledgment area

-He was instructed twice to obtain a copy of photo IDs from the borrower at the closing. No photo IDs were obtained and due to the lender needing these asap to fund the loan, our office had to call the borrower and get these from the borrower.

-He was instructed TWICE to use blue ink for signing, in the order/confirmation and also within the email that contained the docs. He signed the entire package in black ink.

Mr. Adams, when confronted with these "minor" issues as he called them, made excuses the whole time. He even stated that he was never told that blue ink had to be used of that photo copies were required. He went back and read the emails and confirmation where both mentioned these required items. He then let us know that he does a lot of signings for other offices, including Service Link, and they don't require blue ink and he has never ever been asked to obtain a copy of a borrower's photo ID.

Within the order/confirmation that he agreed to, it specifically states, " ANY ERRORS, MISSING SIGNATURES ON DOCUMENTS, BEING LATE TO APPT, MISSED PKG DROP OFF SAME DAY, ETC…CAN AFFECT YOUR FEES," TWICE. He agreed to these terms when he accepted the order. And due to the numerous & critical errors, and lack of following the closing instructions he should not have even been paid. But as a good faith effort we paid 1/2 of the fee. He then emailed us expecting full payment for a job where numerous & critical errors were made. He has threatened us, harassed us, and he now continues to threaten that he will be contacting the borrower's and make them pay the other 1/2 of the fee. We sent him an order/confirmation and we both agreed to the terms of that agreement. The contractual agreement is between he and our company, not the borrowers.

He continues to email us that he is going to proceed with contacting the borrowers and make them pay the bill, even though he made major errors within this signing. We even sent him a "cease and desist" letter and his response was that he "is not scared of the letter and he will contact the borrower's if not paid the remaining amount."

If you choose to use him, please be advise that however bad he botches the closing, he will expect you to pay him the full fee, even if it causes great inconveniences to your own clients and the borrowers. His continued threats and harassments has made all of your clients ask us not to use his services ever again. He lied about signing requirements, he disregarding all closing instructions that were given to him, and his lack of document knowledge created a huge mess for the borrower, lender, and our office. We have copies of all the documents he botched and our attorney has those in case Mr. Adams chooses to contact the borrower.

So sorry for your trouble....

It sounds like you hired someone that doesn't do this full time...just a guess...How much did you pay for such outstanding service? $75.00 e-docs? Less?

So you're calling out a notary but didn't give your name ( couldn't find a birth record for someone names "Texas Mobile Notary Services").

Vincent, please tell us your side because at least we know who you are and you didn't get paid.

Contacting the borrower is NOT the way to go IMO BUT.....YOU SHOULD BE PAID IF YOU DID THE JOB.

If this is who I think you are, I'll tell Mr. Adams what he has to do to get paid.......or you are going to loose THAT ACCOUNT.

In case you forgot..I'm the one you didn't want to pay

because you didn't like my attitude. Well here we meet again, only this time BIG Attitude.

This guy, Jimmie Jones, IS a notary and farms out work claiming to work for CTOT, Capitol Title of Texas , a VERY good company that I have worked for and know the owners. I have already told them about this guy.

He got paid five weeks before paying me although the owners told me they paid him (including me fee) over $3,000.00 FIVE WEEKS before he paid me. He kept telling me he would "notify accounting"

Example:

Subject: RE: XXXXXXXX Closing Confirmation for Sat, June 22 @ 5:00pm

Concerning the very rude post of Mr. Dawson. I only wished I could be paid $3,000 for a closing.....was that not only another lie you just told....but that was FUNNY!!! Mr. Dawson, please let everyone know that you were paid, and we have the canceled check to prove it with your signature on the back. It's amazing how we have over 400 notaries and your the ONLY ONE that claims to have not been paid. Interesting......why don't you tell everyone one on here the true story of what happened on your signing? N/m...I can do it.

We just went back and looked at ALL of the emails for this closing. We quoted him a fee of $150, which he agreed to close AND scan back for this fee. It's all on the confirmation, and all of the emails between us prove this as well. It was ONLY AFTER he faxed the documents he sent an email back to our office saying he was not going to charge us $175. We have the email, from before where he agreed to close and fax back docs for the $150. ( I guess he would have no problem walking into a store, agreeing to the price on the shelf for an item, and then getting stopped as we was about to walkout and be told that they were going to need another $25 because it took them a little longer to get it out of the stock room then they had anticipated. Hmm...would you pay the extra $25 Mr. Dawson if you were quoted 1 fee and then later they wanted more? I don't think so Mr. Dawson!)

Before you start threatening and trying to make our company look bad, you might want to also consider agreeing to a fee and then trying to come back and charge more after the fact. Beware of this guy!!!!! He will agree to a fee and then try to get more money out of you later. Anyone who wants ALL of the emails that PROVE he is a LIAR, we can send the emails. He KNEW up front the docs needed to be faxed back BEFORE he went to the closing because he had everything in his hands. There was NO excuse to come back and try to charge us more just because he couldn't work the fax machine.

Thank you Mr Dawson for showing your true self and lies you have been caught in.

I don't recall saying I wasn't paid, and yes I agreed to $150.00 and you said 25 faxbacks. When I got your request (Docs to be faxed back, the"criticals") it turned out to be 65. It is customary to ask for an increase.

Three thousand dollars was payment the accounting department told me they paid you (probably for your "other" misrepresentations). You were acting as a SS.

You still didn't address the issue of GOD-LIKE YOU not liking my attitude. Do you remember calling me 11 p.m. at night to tell me that? And what?

Nobody cares what I say and nobody cares what you said either.

I just did a search of notaries in that zip code. What a lousy pick!! Of all the well qualified notaries in that area, what made you pick Vincent Adams? His profile is scant, he hasn't updated it since May 2013, so he obviously has other more important priorities and pursuits, being a notary ain't his first pparently.

I would not have settled on Vincent Adams myself. Lesson learned.
