As others have said, you MAY need them for a background check and "certification" - just understand that there is no nationally recognized certification and no nationally recognized BGC, and what they're selling you is what they've been able to convince some title companies and lenders is absolutely essential. Consider those two things as a possible cost of doing business, and don't buy them unless you really need them.

Other than that, you don't need really them for anything - the community here will probably provide more accurate answers to your questions, and you will likely do better purchasing supplies and insurance right here.
