Truth be told, it is hard everywhere - including in CA - to get your foot in the door for direct closings with local title companies. And I'll bet it's not unusual for it to take two years for something to break. But if no effort is made, it's 100% guaranteed that it won't happen!

I enjoyed reading your description of how table closings work there - especially because I happen to be doing just the seller side of a closing on a Minnesota property (sellers are out here) next week. The EO and I shared a couple of laughs about the differences when she called me...
