Get into the pit bull mode. Send an email and ask for a response within 24 hours. No reply? Then have the arsenal ready. Research the title company and lender. Have the names and addresses of people at the top down. Have a good letter ready to go laying out the theft of services.

Also, contact your state Department of Insurance. The title companies are overseen by this department. And send letter to the Secretary of State. Nothing would be done but they would see name of title company.

If the title company is aware of theft of service and does nothing, then they are complicit. Once I armed myself and send copy of letter and list of all who would be receiving a copy at title and lender, I was paid immediately. Don't give them unlimited time to respond.
