To me, conversation doesn't bother me, in fact many times makes things go much smoother as makes the borrower feel at ease, that you genuinely care about them and what's happening as many times we are the only people these people ever see. They talk about issues, delays, all of that and many times you have to be able to listen and relate to their situations, proffessional and personally.
The whole thing is, you need to stay focused and be able to multi-task with business first and conversation 2nd. Some people cannot do that, but I can very easily talk about someone's pets and kids, getting married, futrue vacations, being sick, rude neighbors... and keep signing loan docs and explaing what's happening at the same time. That comes with experience and being able to feel comfortable reading people and situations.
Everyone is different, and like posted before you can feel the vibe when entering someone's house and how their personality is and tailor the closing accordingly. Which ever way it is, you have to break the ice with them or it will be a long, drawn out "reader" closing. jmo
