Guy asking me to take a deed to someone...

Guy asking me to take a deed to someone, have them sign and me notarize, then after signed I am to hand them a check he mailed to me, and me mail him the deed back. A check for me would be enclosed as well.

Have never been asked to do this.
Is it legal?
I can see some states saying it is some type of action notaries are not allowed to do, etc.
Kosher?

Any experience with this? I am feeling uneasy but if you guys say it is typical I might just go with it! : ]
