Lot of truth to that Steve. Buyers are a lot smarter today and have more resources.

If you're the seller's agent however, who would you spend more time with...a loner buyer, or one represented by a buyers agent who knows how to navigate the process with a pre-qualified buyer?

Everything is now negotiable. May a seller require their agent to accept only offers from another agent? The work-arounds will be fun to watch, maybe.
